How Do I Find out How Much Home I Can Afford?

To find out how much home you can afford, you should contact a mortgage lender and ask for a “pre-qualification”. The mortgage lender will estimate how much you can afford based on debt, income and credit. There are no fees or paperwork involved at the pre-qualification step; It’s simply an estimate of affordability, based on the information you provide.

I Have Never Built a Home Before. What is Involved?

Building your ForeverHome is easy, and below are some basic step-by-step guidelines:

• Start by choosing the floor plan and home site that is right for you.
• Next, you will write a contract for your new ForeverHome and choose your home’s options/selections, which include countertops, flooring, cabinets, etc.
• You will, then, attend a “pre-construction” meeting with your dedicated ForeverHome builder to review the construction process, as well as everything you have selected for your new ForeverHome. 
• Once the electrical work is complete in your new ForeverHome, your builder will schedule a “pre-sheetrock” meeting for you to review all construction up to this point.
• Once your ForeverHome has passed inspections and is compete, your builder will schedule a “pre-closing” orientation. During this meeting, your builder will review all the details of your new ForeverHome with you, as well as explain tips for home maintenance and review information regarding your warranty program.
• Finally, it’s time to close on your ForeverHome! Your lender will contact you with your final figures and prepare you with all the documents you will need to close. At closing, you’ll be greeted by a ForeverHome company owner, as well as anyone else you wish to be present. You’ll finally receive the keys to your new ForeverHome and sign all the necessary documentation, thus securing your ForeverHome!

I Have a Home to Sell. Can I Still Build a ForeverHome While I Wait for My Current Home to Sell?

Absolutely! ForeverHome has many options available for those with a home to sell. In fact, we’ll even consider buying your home so that you can purchase a ForeverHome! More than likely, we can write a “contingent contract”, which means we will begin the process of building your ForeverHome while you market your current property. 

I’m New in Town. How Do I Find the Community that Best Fits My Needs?

While our team at ForeverHome is happy to help you in any way that we can, we recommend working with a buyer’s agent who can help you with all aspects of your home search. If you’re not familiar with real estate agents or firms in the Triangle, we’re happy to recommend some we have worked with over the years and who we know will take good care of you.

What Can I Expect at Closing?

Closing on your new home is pretty easy. It’s just a lot of document signing!

You can expect to meet one of the ForeverHome owners at your closing, who will answer any last-minute questions you may have and provide you with the keys to your new ForeverHome!

You will, then, proceed to paperwork to signing with the closing attorney.  The majority of paperwork will be your mortgage documents (your lender should have informed you ahead of time of your final figures, which include closing costs, monthly payments and any other money/documents that you need to bring to closing).  And, that’s it: you will walk out as a ForeverHome owner!

What Type of Warranty Does ForeverHome Provide?

• Year One – ForeverHome warrants that your home will be free from defects on workmanship and materials.  ForeverHome will conduct a one-month, six-month and eleven-month warranty check on your home.
• Years One and Two – ForeverHome also warrants that your home will be free from major structural defect, and the cooling, heating, ventilating, electrical and plumbing systems will be free from defects as well.
• Years Three through Ten – If a major structural defect develops in your home, ForeverHome purchases an additional warranty for all its homeowners, through a third-party company, who will replace, repair or pay for the reasonable cost of repairing or replacing the defect.
